Complete renovation in 2014 included all new electric, all new plumbing, all new windows, all new Hardie Board siding over 1.5" foam core (great insulation!), replacing some rough cut studs and floor joists, installing beam under crawl and 2 lam beams under 2nd floor. Floorplan was redesigned and optimized, raising main floor ceilings to original 10' height for better air flow, adding half bath on main and 2 full baths upstairs. Small bedroom on main is used as office. Three generous bedrooms upstairs are joined by a loft. Primary bedroom has en suite full bath and walk-in closet. 42" knotty ash cabinets in the kitchen are complimented by a butcherblock island (moveable) and stainless steel appliances. Main level flooring is mostly t & g engineered hand-hewn birch, while solarium is tile and there's brand new sheet vinyl in the mudroom. Stairs and upper floor are carpet, except tile in the bathrooms. Thoughtful lighting includes under-counter lighting in both kitchen and laundry/mudroom, dimmable LED can lights in living room and spot can lights in dining room and mudroom. There are also 4 gang outlets in the faux vaulted ceiling of the solarium for hanging grow lights. There is an evaporative cooler dedicated to the solarium for climate control: There are 2 full walls of windows in the solarium for green thumb enthusiasts. It is currently used for an office space, but there is even a water spigot and potting station for the garden hobbyist. A private "L" shaped enclosed patio affords the perfect spot for the hot tub. All appliances stay, including an upright freezer. There also a handy wood shed, approximately 12 x 10, just a few steps from the mudroom door. Electric heat panels each on a separate thermostat/controller, augment the comfort provided by the wood stove and the shed is big enough for a whole winter's worth of wood. The entire house is surrounded by concrete walkways to keep Colorado's wildland soil outside and also manage snow when we have it. There's also a 20 x 10 tool shed, a building that was moved to the property and put on skids in 2012 to house tools and materials for the complete renovation of the house. A lean-to potting shed was added and later used for just storing hardware. Since 2012, there have been many fruit trees, including Montmorency cherry, two kinds of plum, 2 kinds of pear, three kinds of apple added to the landscape. The apricot tree was already there. Also added were rhubarb, red lake currants, blackberries, grapes, and a mulberry tree. But the 24 x 12 soft-sided greenhouse on a 29" raised bed is the gem. Landscaping flex hose lines the bottom of the 2" wide beds and runs beneath a compost bin for extending the shoulder seasons' heat. Misters and fans cool the canopy in summer. We have parsley, chard, and oregano overwinter. The chard leaves eventually freeze, but the hardy root revives. You can grow monsters tomatoes and peppers and not worry about the wind or hail. There's room to the east side of the greenhouse for RV parking. The house is half a mile from the heart of Mancos, a good walk or quick bike ride. Mancos is about 20 miles from Dolores and about the same from Cortez. Closer to 30 miles from Durango, the commute typically takes 35 minutes. This comfortable home is turn-key and ready to be yours!
